The Location
Epidavros is a beautiful farming
and fishing village situated in the Peloponnese overlooking the
Saronic Gulf. It is surrounded by majestic tree clad mountains on
the one side and the blue sea on the other. The views are
spectacular! Ancient Epidavros has been widely known since
pre-Hellenic times. The village has a beautiful natural harbour
with the nearby small ancient theatre referred to as the
“Shell of the Saronic Gulf” which hosts the July Music
Festival annually. The village has all that one needs in terms of
daily shopping. There are sufficient tavernas, restaurants, etc.
Epidavros is easily accessible from Pireus and Athens. The road
system is good and there is thus never a problem with transport
contrary to that on the Greek islands. Access to larger towns like
Naphlio, Korinthos, Athens, Patras, and the Airport is very quick
and easy. The road infrastructure is very good. The views over the
Saronic Gulf are spectacular and the islands of Angistri and Aegina
can clearly be seen as well as Methina. Pireus and Athens can be
seen and on a good day it is possible to see the Acropolis.
The Villa This luxury is located in the sought after area
of Ancient Epidavros, called Yalassi, about 200 metres from the
sea. Yalassi is situated amidst orange and olive groves and is 2 km
from the village centre. The Villa was built in 2001. The land on
which Villa Aura stands was cut out from the mountain to create a
flat site for the large Infiniti swimming pool. The garden
surrounding the pool is mainly laid to lawn. Other garden areas
have exotic plants, trees, fruit trees, etc.
The villa is built in the classic Peloponnese style, designed as
a roomy two bedroom house which sleeps five and a totally separate
guest apartment that sleeps four. The philosophy behind this was
that living space is more important than sleeping space.
The villa is positioned such that it looks straight over the sea in
front and the mountain on the side and no buildings in front
obstructing the gorgeous view. There is an aluminium double glazed
windows and sliding doors, all with mosquito netting. On the
outside, all windows and sliding doors have aluminium shutters,
closed from within. All floors are marble floors. On the balconies
the same colour marble has been laid but this was specially treated
so as to be anti slip. There are TV and TV Points in all the rooms
as well as on the balcony. The fireplace is made from
“Acropolis” (indicating the rarity) white marble. The
staircase is from high quality white marble. The banister upstairs
is of high quality white marble as is the bathroom with the two
sinks inset.
The open plan sitting dining and kitchen area create a pleasant
atmosphere. The kitchen is state of the art and fully equipped. The
work surfaces are of 3 cm Norwegian granite and the splash backs of
the same colour but in 2 cm. The built-in kitchen equipment is; a
6’ (2 m.) upright two door Bosch fridge freezer, a Whirlpool
microwave, a Whirlpool fan oven, a Whirlpool dishwasher, a Neff
T187 ceramic hob 80 x 52 cm unit with hood and fan exhaust system.
Double stainless steel sinks with mixer tap have been set into the
granite.
The large landing/office area upstairs gives access to the two air
conditioned bedroom and the bathroom. The bathroom has a galvanised
bath, a ceramic toilet and bidet. The washing basins (his and hers)
are set in marble and has a large wall mirror in front. From the
bedrooms (in bed) there is a good view over the sea and at night
Pireus/Athens/Aegina can be seen. There is a landing cupboard and
cupboards in each bedroom as well as the bathroom.
Guest House
The totally self contained large apartment is sound
proof. It has a large tiled roof half way over the rustic stone
laid balcony which gives it privacy from above as well as shade.
Access is obtained from upstairs or from the private road, which
virtually stops at the balcony, through the olive groves. It has a
General Electric air conditioning system, a Whirlpool built in
fridge, a Bosch built in dishwasher, a Sharp microwave and a
Whirlpool cooker. There are many large drawer and cupboard units
here. The separate bathroom/shower room has basin with cupboard
space below. By separate negotiation all the contents are
available. A listing of all including the many antiques, paintings,
etc. is available upon request.
The villa stands out because of its position and the way it has
been landscaped. No stone has been left unturned to make this an
easy to maintain property and using high quality furniture,
fittings, equipment, finishes, stonework, etc. This is a property
that can only be appreciated when viewed.
The gardens The villa stands in 4,100m2
of land with 50 oil producing olive trees and sufficient orange,
lemon and mandarin trees and has an underground automatic water
sprinkling system for the grass as well as for the plants and
trees. There is a total of 15 stations automatically controlled
through the “Irritrol 15” computerised control system.
In the garden there are many specimen trees/shrubs like Catalpa
Bignonioides, Rhus, Lebanon Cedar, Paeonia Lutea Var. LudlowII
(tree peony), Camellia, Wisteria (white), etc. Bougainvillaea is of
course everywhere around. In the garden there are some 30 expensive
earthenware pots from Crete filled with plants. There is even a
large ornamental rock with the shape and features of a Brown Bear
in the garden. There is a special walled section for kitchen
gardening fans.
The land has 50 oil producing olive trees and annually one can
obtain some 200 litres of high quality oil. If harvested, this can
be sold to the local olive oil factory. A litre of good quality oil
sells for approx. 5 Euro per litre. In this “orchard”
there are water pipes present and once a months the sprinkler
system waters the trees for approx. 4 hours. The orchard has been
“walled off” with stone work along three sides.
The Villa has it’s own water supply taken from the well and
pumped up to the reinforced concrete water tank. From there the
water is distributed via a pressure pump to wherever it is needed.
The water was discovered in 2003 and a well was dug. The depth of
pure quality water is from 35 meters to 65 meters. A high quality
Grundfos RS 400 pump (made in Denmark) pumps the water to the water
tank. The same water is used for the swimming pool as well as for
the two washing machines. Inside the house town water is used. (two
systems is better than one). The average annual water bill is
approx. Euro 10-15 whereas before it was a minimum of Euro 1.800!!
The pool water can be refreshed once or twice (or more) times per
year at no cost.
The Infiniti swimming pool with shower unit is completely tiled and
has marble coping stones around it. It was built using reinforced
concrete and is pinned underneath into the land with reinforced
concrete “pins”. The pool is 25’ x 50’ (7.5
x 15 m all in) and has an overflow filtering system. The water is
returned to the underground tank when there is too much water in
the pool. When there is not enough water in the pool it takes it
indirectly from the well. The machine room next to the pool has a
large ITT pump (3 phase) and an oversized Astra (world famous)
filtration plant. The pool holds approx. 200.000 litres of water
and has an automatic pool debris cleaning system. The swimming pool
has five underwater lights (12V), which are controlled with an
electronic “blipper” system at night. The stone laid
patio surrounding the pool is two meters wide on three sides after
which there is lawn.
Surplus rain or overflow water is caught into an underground piping
system which takes all the excess water from the pool (backwash) as
well as from the garden (rainwater) to one point and away down the
waterway to the sea. There is never a water problem and therefore
never extra or undue pressure on the stone garden walls or
flooding.
The parking area is away from the Villa and can hardly been seen as
it is on a lower level. Four or five cars can easily be parked
here. Just above the car park there is a stone storehouse for
tools, machines, etc. There is also plenty of parking space at the
self-contained apartment as this has its own access road leading to
the apartment.
In total there are (excluding the Villa) approx. 46 garden/wall
economy lights (time clock or sensor controlled) and two
floodlights for the parking areas. The balconies have in total 11
lights. In the evenings, when the area is lit up the atmosphere is
superb.
There are three large pergolas, one covering the car park, one
alongside the swimming pool with a small stone built bar and two
lights. There are six sun loungers with two large umbrellas around
the pool. At the side of the house where the BBQ is, there is a
pergola with two lights and a large table with 10
chairs. This area is mainly used for breakfast and dinner area. The
latter two pergolas are covered in the summer.
There is an internal intruder alarm system inside the villa and an
infra red intruder alarm system around the direct perimeter of the
villa. The outside infra red alarm, when armed, will go off if
anyone, uninvited, comes to close to the villa. The system is
telephone controlled.
Hot water is produced from the four large solar panels but can also
be produced from the oil ran heating system or from the electric
system. Oil is approx. Euro 0.40 a litre! The hot water tank holds
300 litres.
