(this is a partly renovated property with all of the civil engineering work completed)

Price - €50,000  €40,000cc5143_2467m

The Location
Located close to the Cretan village of Fourfouras in the Amari Valley with its two or three kafenia, a supermarket, a bakery, bank and most important reportedly one of the best restaurants in central Crete - 'The Windy Place' run by Yianni and his wife Dina.

To the north is the village of Apostoli and Agia Photini where there are two more restaurant, a supermarket with a butcher shop and a medical centre.

The Property
This stone village house is one of the oldest in this village - probably about 500 years by the structure of some of its elements. It has about 95 sq. metres floor space, although that would have been slightly diminished by the fact that one of the upper story floors has been removed to create a sitting room with a 6 metres ceiling and staircase.

There are 6 existing rooms - two bedroom spaces, dining room, sitting room, storeroom, kitchen, bathroom. A garden space with an old winter well in front, about 12 metres by 9 metres, a little garden in back (3 x 3 metres), and a garden space of 4 x 10 metres across the little street in front of the house. At present the roof is of flat concrete construction in three levels, the highest of which affords an unimpeded view of Mt. Psiloritis and the Amari Valley. The old features include a huge Turkish-style fireplace, a bread furno in good condition (except for the chimney which needs to be reopened), and a staircase in the sitting room, made of old stones, which lead up to the roof from the inside. The house abuts an 18th Century olive mill site on one side, and there is the three storey facade of a 16th century Venetian summer villa at the back.

cc5143_mapOn the restoration side of things, electricity was installed 14 years ago and wiring to all outlets was installed in 1992. Also, city water has been run up onto the property and a sewer line has been run inside the house, from the back garden to the kitchen and bathroom. (Both city water and sewer lines are located only 12 metres from the front of the house). All of the old wooden ceiling materials have been removed, leaving the original beams in their decorative places. The first layer of plaster has been applied to most of the interior and exterior. New windows have been cut in the stone and the local carpenter in the next village north (Afrete) has built has stored these.

Parking space for at least 4 vehicles is immediately in front of the property. The owner of some narrow land to the rear of the property will be prepared to sell this strip for around 3000 euros should the new purchaser feel that rear access would be useful.
